Behind on your mortgage or property taxes

Falling behind doesn't mean you've lost your home. In a tough spot, or can't find a buyer at the price you want? We're a serious team that works to get you the best price for your home. We move fast: real buyers, the right price, no months of waiting around.

Thousands of New York homeowners get through this every year. The earlier you act, the more choices you keep. Here is the order we'd go in if it were our own family.

Start with free help. Pay nobody upfront.

Anyone who asks you for money before they've done anything, promises to stop a foreclosure, or wants you to sign over your deed is not on your side.

Three steps, in this order

Try to keep the house, with free experts

For everyone. Do this first.

  • Behind on the mortgage? Call New York's Homeowner Protection Program. A housing counselor and a lawyer, free, can ask your lender for a modification or a payment plan. (855) HOME-456
  • Behind on property taxes or water bills? The City offers payment plans, some based on your income. Enrolling keeps your debt out of the City's lien sale.
  • 65 or older with income under $58,399? You may qualify for the Senior Citizen Homeowners' Exemption (SCHE), which lowers your taxes and also keeps you out of the lien sale. There are exemptions for people with disabilities and veterans too.

Bring more money in every month

If you own a 2- or 3-family house with a unit that's empty or not paying.

  • We rent the unit to a tenant with a CityFHEPS or Section 8 voucher. Most of the rent is paid directly by the program, on time, every month: steady money for your mortgage.
  • We handle the program paperwork with you. For CityFHEPS placements, the broker fee is usually paid by the City program, not by you.
  • Paying too much in property tax? We check the City's value of your home against real sales and tell you if an appeal makes sense.

If selling is the best way out, sell before the auction

When keeping the house would only make things worse.

  • At a foreclosure auction, homes often sell below market and the costs keep growing. Owners can lose much of the equity they built over years.
  • A regular sale on the open market, with buyers competing, lets you pay off what you owe and keep the rest.
  • Our commission is paid only at closing, out of the sale. Nothing upfront, ever.
  • If you owe more than the house is worth, a short sale may be possible. Your attorney negotiates with the bank; we find the buyer.
